  • We take on all the risk of the tenancy, letting you sit back and relax, knowing you will be getting your rent no matter what. 

The Basics

  • We technically become your tenant. Many Landlords prefer professional  tenants and that is what North South One is! You will only ever deal with  us, and the contract is between you and us!   
  • No matter how long it takes us to find the right tenant, your rent will be paid from when the contract is signed giving you a set start date.Your rent will be continually paid on this date going forward so you know what to expect. You might wonder how we are able to deliver a service like this and make it financially viable. We make our money a little differently. We charge no s. set-up fees or commission, but we will pay you slightly less than the market rental value we hope to get from your property. 
  • So, you get slightly less than market rent for the security of having your monthly income, guaranteed brings. Our experience has shown us that despite this, our landlords usually receive a higher annual income than landlords using a traditional service or going it alone because voids, rent arrears, court proceedings and the other inevitable but unexpected interruptions to your rental income are our problem and not yours.

  • Our team will start the process by conducting a site inspection with you at the property in  question. This inspection alongside research gained from the local area will be used to determine what guaranteed rent we can offer.

  • The most important step of the renting process is making sure that the deal in place is one which you are happy with. Before anything is signed you will have the chance to review the contract and query anything you wish to be changed.

  • Prior to us taking on your property we will ensure that all these regulations are followed.We can assist with all relevant work which needs to be completed to bring the property to lettable standard. 
  • Finally, we can assist with the gathering of all specific certification this includes but is not limited to:

      1. HMO licence (if applicable)
2. Gas safety certificate

3. EICR report
4. FRA (if available)
5. PAT testing

  • Once all the relevant documentation has been completed, we will conduct a final inspection of the property. This final inspection is to ensure that the property is in a fit state for the keys to be handed over.
  • Once we are happy and the keys are handed over, the first month rent will be paid in advance and the letting process will begin.
